YouTube Strategist (Remote, US Based ONLY) -- Spencer Hsu Real Estate

Job Description

Location: Remote (US-based only) Type: 1099 Independent Contractor Compensation: $15–$25/hour, based on proven experience Hours: 20–40 hours/week (potential to grow toward full-time scope); hours logged via time tracker Reports to: Spencer Hsu, Team Leader

About Us

The Spencer Hsu Real Estate Team is a top-producing eXp Realty team serving Santa Clara and San Mateo Counties (Silicon Valley), closing 60+ transactions and $80M+ in annual volume — placing us in the top 0.5% of agents nationally. YouTube and content are core to how we generate leads and build trust with tech professionals and homeowners buying in the $1.5M–$5M+ range.

We run two YouTube channels under the "Silicon Valley Spencer" brand:

  • Channel 1 — Silicon Valley new development coverage and thought leadership (market analysis, employer/housing trends, mega-project breakdowns)
  • Channel 2 — Bay Area property tours, lifestyle content, and monthly market update videos

We've published 500+ videos since 2020 and maintain a 40,000+ contact newsletter alongside an active Instagram presence (@spencerhsure and @livingsiliconvalley).

The Role

We're hiring a YouTube Strategist to take ownership of channel growth and performance across both channels. You'll work closely with our in-house video editors, scriptwriting process, and marketing team to turn our existing production pipeline into consistent, compounding channel growth.

What You'll Do

  • Scripting: Refine and help produce scripts using our existing data-analyst-voice format, in collaboration with our current scriptwriting process
  • Thumbnails: Design and A/B test high-performing thumbnails across both channels
  • Titles: Write and optimize titles for click-through and search
  • Analytics: Own YouTube Studio reporting — track view velocity, CTR, audience retention, and subscriber growth; turn data into concrete recommendations
  • Channel strategy: Develop distinct but complementary strategies for our two channels — thought-leadership/new-development content on one, property tours/lifestyle/monthly market updates on the other — and identify content gaps and opportunities for each
  • Coordination: Work with our in-house editors and marketing manager to keep the publishing calendar on track across both channels

What We're Looking For

  • Proven experience growing a YouTube channel (please share channels you've managed and results — subscriber/view growth, CTR/retention improvements)
  • Strong grasp of YouTube's algorithm, SEO, and current best practices for titles/thumbnails/retention
  • Comfortable analyzing YouTube Studio data and translating it into action items
  • Scriptwriting or content editing experience (real estate, local news, or long-form YouTube content a plus)
  • Thumbnail design skills (or strong direction-giving ability if working with a designer)
  • Self-directed and comfortable working remotely with an established team
  • Real estate or local/regional content experience is a plus, not required
  • Comfortable logging hours through a time-tracking tool (Upwork/Hubstaff-style)

Access & Tools

You'll get direct access to YouTube Studio analytics for both channels to support your reporting and strategy work.

How to Apply

Please include:

  • Links to channels you've grown, with before/after metrics
  • A short note on how you'd approach growing two related but distinct real estate channels
  • Your hourly rate expectation
